About the Open Door Euclid Program:

The Community Improvement Corporation of Euclid, Ohio is selling the house and property at 1458 E. 250th Street as part of its Open Door Euclid Program. The Open Door Euclid Program was created after conversations with Euclid businesses, which have identified a need for improving and expanding housing options in Euclid as a way to remain competitive when hiring employees. In response, the Open Door Euclid Program works to identify existing housing for rehabilitation and sell them to owner-occupants at affordable sales prices.

 

The Open Door Euclid Program lists homes for sale between $15,000 and $20,000 based on conditions, cost and amount of repairs the home needs. Owner-occupants who purchase a home through the Program must agree to live in the property for a minimum of five (5) years. The Program gives preference to first-time homebuyers. Homeowners can use sweat equity, use contractors already registered with the Building and Housing Division, use contractors available through the Heritage Home Program, or use contractors in their family to fix violations on the home. The Program opens properties to owner-occupants only for the first thirty (30) days after posting. If no owner-occupants apply or fail to demonstrate they are qualified to purchase the property and fix the violations, properties will be made available to interested investors to purchase. If a property is sold to an investor, violations must be corrected and the property sold to an owner-occupant.

 

1458 E. 250th Street is an approximately 1,000 square-foot, colonial semidetached home with 2 bedrooms, 1 bathroom, and an unfinished basement on a 0.075-acre lot. Based on current Cuyahoga County market value of $42,300.00, Cuyahoga County estimates property taxes this year to be $1,201.32 (2.84% of market value) plus special assessments. The Open Door Euclid Program will evaluate applications based on financial ability to pay the listed sales price, ability to correct violations, including but not limited to experience in making repairs, hiring contractors, financial ability to pay for labor and materials violations, etc. Applications will be reviewed by the Board of Trustees of the Community Improvement Corporation of Euclid, Ohio on a first-come, first-served basis. Beginning September 4, 2024, the CIC will accept applications from interested investors on a first-come, first-served basis. Investor applicants apply with the understanding that, if approved, they must complete the renovations within 6 months of taking possession of the property and must sell the property at the completion of the renovation to an owner-occupant who shall occupy the property for at least five (5) years.
